Two Steps to Take Before Allowing Potential Buyers to Start Viewing Your Home
If your home has been put up for sale and you are now at the point where you want to invite potential buyers to view the property, here are some steps you should take before holding the first viewing.
Ask a real estate agent to critique the way in which you plan to stage the property
Staging your home is an important element of preparing it for viewings. This process involves making adjustments and changes to a property in order to make it look as appealing as possible to those that come to view it. Before you dive into this process, it is important to ask one of the real estate agents in your area to critique the approach you intend to take to the staging work. If you start the staging process without asking for expert advice from a real estate agent, it is quite possible that you will make expensive and time-consuming changes that will actually hinder, rather than improve, your chances of selling your home quickly and for your original asking price.
For example, one mistake that homeowners often make when trying to carry out the staging work by themselves is making changes that they would find appealing, rather than ones that are likely to appeal to the demographic that would be most interested in buying their particular type of property.
For instance, if you have a young family and are happiest in a cosy home that is filled up with books, lots of your children's toys, pretty knick-knacks and plenty of soft furnishings, you may make the mistake of staging the house so that it appeals to a like-minded potential buyer.
However, if the demographic that your property is most likely to appeal to consists of young, professional singles, these people may find your attempts at staging to be very off-putting, as these individuals are far more likely to want a simple, modern and uncluttered property.
A real estate agent who has been involved in the sale of dozens of properties will be able to help you avoid wasting your resources on staging the house incorrectly and will be able to offer suggestions as to how to make your property attractive to the specific demographic that it is suitable for.
Remove your pets from the house (temporarily)
It is also important to remove your pets from the house before inviting people to view the property. The reason for this that not everyone loves animals. For example, some of the potential buyers that visit your home may have a phobia of the type of animal that resides in your home. If this is the case and your pet is present, the person viewing your property may end up having a panic attack.
Even if the people who view the property are not afraid of your pet, the presence of this animal could result in them having a bad viewing experience. For instance, if you dog playfully jumps up on a potential buyer with their muddy paws and makes their clothes dirty, or perhaps even accidentally scratches them, this interaction may result in that person being annoyed and distracted throughout the viewing process, which may then lead to them not paying attention to the positive features of your home and deciding not to put an offer in.
